heater blower problem - valver

has anyone had this problem?:

when i turn on the heater and/or fan i can hear water running and a small amount trickles into the passenger side footwell.

haynes says this can happen if the seal around the fan is knackered, allowing rainwater to get in.

does anybody have experience of fixing this. i believe it's a case of removing the fan and replacing the seal. just wondering if anyone has any tips from experience as it doesn't seem a particularly straight forward job.

Never heard of it before but shouldn't be that hard a job.
Unlike swapping the heater matrix!
