Neither have cambelt done so is the miles irrelevant?

Depends IMO. Even if the cambelt hasnt been done i'd still be looking for a well stamped service history book.

I'd also be wary of Gumtree. When I was looking for a 172 I viewed a few advertised on Gumtree and, well, they were dogs. Maybe I've just had a bad experience, but still I found a mint example via autotrader.
